We just wrapped up week one of our renovation of 4408 Grandview in South Kansas City. The last time I saw this house was 2 months ago I still remembered the layout but I forgot about all the open space in this house. Whoever ends up buying this house will be getting a lot of house for the money.
You can always tell which house on the street is ours. Here’s a hint. It’s the one with a huge green trash dumpster.
I stopped by the custom renovation at 1010 W 70th today after stopping by our renovation at 424 Dartmouth. While not much has taken place on the outside the inside of this house is slowly coming along.
The new door for the new halfbath has been cut out of the wall in the living room. You may remember that half bath is being moved in from left side of the kitchen to right. Moving the halfbath allows the house to flow better and also makes more space in the kitchen.
Even though we got an unexpected 4 inches of snow I was still able to run out and grab a few progress pictures of our renovation at 424 Dartmouth. This renovation is about a week away from being completed.
The new garage door has been installed. Unlike most of the houses we’ve done in the Brookside area this one has a full fenced backyard.
We’re in the beginning stages of our renovation at 1010 W 70th tr. I assure you that while these pictures are very rough once this remodel has been completed this will be one of the nicest houses on the block.
We might as well start things off in the kitchen. As you can see our crews have already gutted most of the kitchen. We will be doing some minor floor repair on this house as well as completely changing the layout of the kitchen. Generally we don’t change the layout of the house but when doing a custom renovation like this anything is possible.
We’re about two weeks away from the completion of the renovation at 424 Dartmouth. I stopped by the property on Saturday after taking a look at few houses in North Kansas City. While I was out there I met the neighbors just down the street at 416 Dartmouth who’ve been watching our renovations on the vizionkc blog.
This is a picture of the living room as you can see most of the interior paint has been completed and the new windows have been installed. Even with the addition of the half bath this is still a large living room.
Vizion has completed another home renovation in the Waldo area of Kansas City. The last house we did in this area was at 8205 Kenwood just a few blocks away. That house sold in 7 days I wonder how quickly this one will sell.
It’s been hard not to notice all the changes that have been taking place in Kansas City over the past few years. According to ThinkKC.com more than $4 billion has been invested in the area since 2000.

The Power & Lights District — 450,000 square feet of restaurants, clubs, retail and office space spanning nine square blocks in the heart of downtown Kansas City.
Zona Rosa — A pedestrian-friendly development encompassing 1.2 million square feet, of retail, office, residential, entertainment and hotel establishments.
Every now and again I think its fun to check out those Forbes.com top 10 list. Why? Because my city Kansas City rarely makes the list. These list are usually made up of the larger more popular cites like Dallas or New York.
Perhaps its this perception I have of these lists that makes it all the more exciting when Kansas City actually makes the cut. You’ve got to admit that if there was one list a real estate person would want their city to be it would have to be the top 10 most family friendly cities. It’s true our property at 5230 N Manchester our first endeavor into the real estate market of North Kansas City is currently pending. We received a full price offer on this property after only 8 days on market. Granted the sale has not closed yet but things are looking promising.
When this property does close it will be the second quickest flip Vizion has ever completed. Only one day behind the 7 day flip of 8205 Kenwood. Naturally our acquisitions team is hard at work scouring the Northland for deals.
