Breakdown On Grandview Housing Sales From 2006 to 2008

I’m not really the type of person to post housing statistics but in the case of Grandview I felt that it was neccesary.  About a month ago Forbes magazine included Grandview, MO on its list of America’s Fastest Dying Towns.  Ever since this article was published Grandview has been working hard to defend its image.  Since my brokerage Glad Heart Realty primarily focuses on the South Kansas City and Granview area we felt that it was important for us to do our part in defending this small town.  With Facts.

Over the past year my company Vizion has flipped 7 houses in the Grandview area.   In fact one our fastest flips was the house at 13608 Spring St which sold in just under 30 days.  While its true that housing is down in the Grandview area its not as if this is some sort of anamoly in the country as a whole.  Housing is down all over the United States and small towns are not imune to the ups and downs of real estate appreication.  Special Thanks to Sage Beauchamp for putting together the housing stats.

From 70 Degrees To Snowing In 48 Hours

If you would’ve told me on Thursday that on Saturday it was going to snow I may have thought you were crazy.  I distictly remember saying on Thursday that the snow season was over.  Boy was I wrong.

When I stepped outside this morning the last thing I expected to see next to an alien spacecraft was snow.  In fact considering how the weather had been over the past week an alien space craft may have made more sense.   Naturally about half of my clients canceled their appointments with me today due to the snow.

Progress On 424 Dartmouth Pt. 5 (Project Brookside)

Even though we got an unexpected 4 inches of snow I was still able to run out and grab a few progress pictures of our renovation at 424 Dartmouth.  This renovation is about a week away from being completed.

The new garage door has been installed.  Unlike most of the houses we’ve done in the Brookside area this one has a full fenced backyard.

Progress On 424 Dartmouth Pt4 (Project Brookside)

We’re about two weeks away from the completion of the renovation at 424 Dartmouth.  I stopped by the property on Saturday after taking a look at few houses in North Kansas City.  While I was out there I met the neighbors just down the street at 416 Dartmouth who’ve been watching our renovations on the vizionkc blog.

This is a picture of the living room as you can see most of the interior paint has been completed and the new windows have been installed.  Even with the addition of the half bath this is still a large living room.

More than $9 billion is currently being invested in the Kansas City area.

It’s been hard not to notice all the changes that have been taking place in Kansas City over the past few years.  According to ThinkKC.com more than $4 billion has been invested in the area since 2000.

Here are a few of the recently completed projects.

The Power & Lights District — 450,000 square feet of restaurants, clubs, retail and office space spanning nine square blocks in the heart of downtown Kansas City.

The Sprint Center — A new arena seating 18,000 to 20,000 and home to the National Association of Basketball Coaches Hall of Fame.

Zona Rosa — A pedestrian-friendly development encompassing 1.2 million square feet, of retail, office, residential, entertainment and hotel establishments.

Progress On 424 Dartmouth Part 3 (Project Brookside)

Things are really starting to shape up on our renovation of 424 Dartmouth.  I stopped by the property today after checking up on 7744 McGee.

I told you that this is the corner to watch.  In just 3 weeks into the renovation and our crews have already turned this small area into a half bath.

Progress On 7744 McGee (Project Waldo) Pt. 5

I plan on putting this house on the market sometime next week.  Tours are slated for the week after.  I stopped by this property earlier today after a showing a 5230 N. Manchester.

As you can see the kitchen has been completed.  I love how brightness of this kitchen and all the cabinets space.

I’m always surprised with how many people want to invest in real estate and simply never pull the trigger.  Sure lots of people will pay money for weekend seminars and even buy books and insturctional DVD’s but only a small fraction of those people will take the next step and actually purchase an investment property.

Progress On 444 Dartmouth (Project Brookside) Part 6

Thank goodness we finally got some good weather in Kansas City otherwise our crews may have never been able to work on the exterior of 444 Dartmouth.   Since the interior of this house has already been completed and staged this progress post will focus on the properties exterior.
