Thing are moving along swiftly on our renovation of 2901 Norwood. Every time I see this house I’m surprised by how much larger it is on the inside than it appears on the outside. Very deceiving.
This is a shot of the kitchen. As you can see the cabinets have already been installed. Lots of cabinet space in this kitchen that’s a rarity for a house that will rent out for $900 per mo.
I haven’t seen much discusson about it here on ActiveRain but last night and earlier today twitter was a buzz over whether or not Oprah had really purchased a KFC meal for everyone in the country. Well let me put the debate to rest. She did. The offer was real and my only regret is that I wasn’t able to post the truth earlier. All the meals on this table were free. Yes even the drinks. I never thought I would say this but thanks Oprah.
We’re in the second week of our renovation of 8801 E 81st Ter in Raytown, MO . I love when are in house crews are in charge of a renovation cause they’re so fast. As you can see we’ve already completed laying the tile in the kitchen bathrooms, and entrance ways.
The renovation of 11401 Jackson is moving along right on schedule. The thing I really like about this house is the fact that we have multiple exit strategies. This home will be available for sale, lease or lease option.
As you can see both the exterior paint and the roof have been completed. This is a shot of the rear of the house.
With all the turbulence in the auto industry I’ve become increasingly weary of potential tenants who work for one of the big 3 car manufactures. Previously if I saw that someone worked at GM for instance I would actually feel a little comfort in knowing that their jobs were at least some what secure. But nowadays who knows. In the past month I’ve found out that 4 of our tenants have either lost their jobs completely or had their hours severely cut back. Two of thest tenats are currently looking for new jobs and have requested to be placed on payments plans. The other two are more than likely going to end up being evicted. That means more vacant houses and a higher turnover rate both of which are negatives we strive to avoid.

Fairway Kansas is home to some of the nicest neighborhoods in all of Johnson County. It’s rare that Vizion is able to find a home in this portion of Kansas but I sure hope we’re able to find more.
The renovation on 2901 Norwood in Independence started last week. All we’ve done so far is exterior paint and tear out but I expect that this home will come together very quickly. This is only the second home Vizion has done in Independence, MO in fact our other home in Independence is about 2 miles away.
As you can see most of the exterior paint has been completed. It’s hard to believe from looking at this house how large it is on the inside. 4 bedrooms, 2 bathrooms and a full basement that’s hard to beat for under a $1000 per mo.
Renovation on 11401 Jackson started earlier this week. The crew working on this house also did the renovation of 7744 McGee in Waldo. This home is located in Terrace Lake Gardens the neighborhood just east of IHOP. This home was purchased with intention of doing either a lease option or lease but I honestly think we’ve got a good chance of flipping this house.
As you can see the exterior paint has been mostly completed on this house. About half of the roof layover has also been completed.
Renovation started this week at 8801 E 81st in Raytown, MO. It’s always great to start a renovation knowing that an end buyer is already in place. That being said this is already shaping up to a pretty impressive home for the price. 4 bedroom, 2.5 baths, finished basement, 2 fireplaces. Vizion’s personal crew is doing this house which means that this house is going to get done quickly.
As you can see a lot of the tear out has already been completed. This is going to be a beautiful kitchen with maple cabinets and granite counters when we’re done.
This is the final week of our renovation at 4408 Grandview in South Kansas City,MO. It’s been a real pleasure watching this rather large project come together. After all how many homes do your come across with 5 bedrooms, 4 bathrooms and two kitchens. I truly feel that house would be perfect for some of the families that attend the IHOP which is located less than a mile away.
As you can see the finishing touces are being placed in the kitchen. The granite counters went it earlier this week. I’m planning on doing a more detailed walk thru on this house early next week and if all goes well we should be able to list this house on friday. This is a shot of the upstairs kitchen.
