The time has come again for another Vizion renovation video. 1010 W 70th ter was a custom home renovation with pretty strict deadline. Over $100k went into renovating this house. Enjoy.

The deadline was so strick on this house that the new homeowners were actually in the process of moving in while I was taking picutures, thus the boxes and rugs.

Progress On 1010 W 70th Tr. (Project Brookside) Pt. 7

We’re entering the finishing stages on our remodel of 1010 W 70th Tr. It’s been a real pleasure watching this project come together. This was another huge week in the renovation so once again this will be a post with lots of progress pictures.

I’m very impressed with how much got over the past 5 days. As you can see here the hardwood floors have already been sanded and are now ready for staining. According to our head contractor the floors will be stained over the weekend.

The covered patio into den area has been completed. We’ve even installed a few shelves in this room. Windows are scheduled to go in early next week along with rest of the interior paint.

The tile in the half bath off of the living room has been changed. Here is a shot of the new tile.

The kitchen is really starting to come together on this home. I took a few shots of the kitchen including a few up close shots of this amazing granite. This is a shot of the kitchen facing the north east. I really like these new cabinets. A few of the other cabinets have spaces where you can hang wine glasses or even store wine bottles.

Another shot of the kitchen very close the reference shot I chose several weeks ago. If you closely towards the bottom of this picture you can see the large island which is right in the center of the kitchen. This picture also shows the above and under cabinet lighting and the new cabinets designs I was discussing earlier.

This is a shot of the master bathrooms as you can see its still pretty crowded in there but the new double vanity has been set. The cabinets have been installed in this room as well.

The vanity has also been installed in the jack and jill bathroom across the hall.

Things are really starting to come together here. From the looks of things we should be very close to having this remodel completed by the end of next week.

424 Dartmouth Before and After Renovation Video

Project Brookside is continued with our renovation of 424 Dartmouth. This is one of those houses that just needed a little updating to become a Vizion home. 424 Dartmouth has been done up in our typical Brookside style with granite counters, stainless steal appliances, refinished hardwood floors and new windows. Not only is this home beautifully updated its also very competitively priced at $259,900.

Tudor style homes are one of the most popular layouts in the Brookside area. This particular home was built in the 1920’s and while all the updates were done 2009 this home still retains that certain charm that you can only find in an older home. This renovation like all renovations Vizion does was completed with exceptional attention to detail. Unlike many renovators we take the time to update our properties while be careful not to subtract from the characteristics that make the home part of the neighborhood.

The largest part of this renovation was moving the half bath from the kitchen and placing it in the living room. By doing this it allowed us to really open up the space in the kitchen. This also resulted in more cabinet and counter space which are huge pluses for the home buyers of today. In the enclosed patio we installed are standard high grade carpet transforming this room into an ideal sitting area just off of the living room.

Progress On 1010 W 70th Pt. 2 (Project Brookside)

I stopped by the custom renovation at 1010 W 70th today after stopping by our renovation at 424 Dartmouth. While not much has taken place on the outside the inside of this house is slowly coming along.

The new door for the new halfbath has been cut out of the wall in the living room. You may remember that half bath is being moved in from left side of the kitchen to right. Moving the halfbath allows the house to flow better and also makes more space in the kitchen.

The say the kitchen is the heart of the house and if that’s true than this kitchen is undergoing open heart surgery. Now that this space has been cleared out and the sevearl of the new floor boards have been installed you can really see how large this kitchen is going to be.

I’m going to use this picture as my reference point for the kitchen transformation. Can’t you just envision how the cabinets will and countertops will layout on this wall?

As you can see the masterbathroom is still in its begining stages. It’s always interesting to see a bathroom at this stage. Right now you can see right down stairs into the kitchen.

Were still several weeks away from this renovation being completed. We’re shooting for an April due date.

More Information On 424 Dartmouth

Progress On 424 Dartmouth Pt. 5 (Project Brookside)

Even though we got an unexpected 4 inches of snow I was still able to run out and grab a few progress pictures of our renovation at 424 Dartmouth. This renovation is about a week away from being completed.

The new garage door has been installed. Unlike most of the houses we’ve done in the Brookside area this one has a full fenced backyard.

The floor refinishing and the interior paint has been completed. That half bath looks so natural. You would never think at one time it wasn’t there. The spindles on the handrail for the stairs will go in the first part of next week. We will be using the same metal spindles that we used on 444 Dartmouth.

The cabinets have finally been installed in the kitchen. I love how the natural light just pours into this room. The granite counters will be installed early next week.

I think this is the first double vanity we’ve put in one of our renovations. This is in the full bath upstairs.

From the way things look we should be able to list this house on the market by the end of next week.

We’re in the beginning stages of our renovation at 1010 W 70th tr. I assure you that while these pictures are very rough once this remodel has been completed this will be one of the nicest houses on the block.

We might as well start things off in the kitchen. As you can see our crews have already gutted most of the kitchen. We will be doing some minor floor repair on this house as well as completely changing the layout of the kitchen. Generally we don’t change the layout of the house but when doing a custom renovation like this anything is possible.

This is another shot of the kitchen from a different angle. After you’ve seen a couple of these renovations take place its pretty easy to see where the cabinets and counter are going to be located. I’m sure you can imagine how they will layout in this kitchen.

This is going to become the master bathroom. As you can see our crews have several weeks of work ahead of them before this house will be ready to call a home.

With 6404 McGee project brookside is continued. Honestly I’m a little surprised that this house was still avaialable since it’s in such good condition and its located in one of the most popular areas in the city. We first looked at this property in late November but the price wasn’t right till late now. This is a truly unique home for the area being that it’s 1.5 stories. One of the most exciting features about this house is the front porch that wraps almost compeletely around the house. We estimate that the renovation will be completed by late March which mean it will be one of first Vizion homes of the spring.

Progress On 444 Dartmouth (Project Brookside)

This is shaping up to be one of my favorite home renovations. Seeing this project come together has been truly amazing. That’s a lot for me to say considering I’ve witnessed dozens of home renovations with Vizion including the amazing transformation of James A Reed but that’s another story.

Working with an interior designer has made my life a lot easier. No more stressing about light fixtures or paint colors she’s got it. I love the color of the walls in this house. As you can see most of the interior paint has been finished and most of the light fixtures have been installed. 90% of the times I’ve seen this house this room has been full of junk or tools. Seeing it clear like this reminds me of how large and spacious this room really is.

This the dining room. Notice the new hardwood floors have already been installed. This house is really starting to come together.

Here’s the kitchen. It looks bigger almost every time I see it. I love how bright this kitchen is and look at all those electric outlets. Right below those outlets is where the new solid surface granite counters will be. That’s a lot of counter space.

So how close are we to being finished? Here’s your answer. This is the half bath downstairs. The vanity and toilet have already been set. That’s the same vanity we used in 425 W 70th.

Remember this bathroom? Just two weeks ago there was a hole in the floor and you could see the entrance door downstairs from where I’m standing. As you can see the vanity, toilet, and tub have already been set. I hope we get some good weather next week so they can start working on the outside.

This should look familiar. That’s the walk in closet on the right and the master bathroom on the left. When we bought this house there were just two closest on this side of the master bedroom.

Progress on 424 Dartmouth (Project Brookside)

Our crews just started work on 424 Dartmouth last week. The tear out was completed while the painting crew worked on 444 Darthmouth which is right down the street.

As I’ve said many times before part of the reason we’ve been so successful flipping houses is because we understand that in order to flip a house you must add real value to that property. That being said watch this corner over the next few weeks. This will be the location of the new half bath. You may be wondering why we decided to move the half bath into the living room.

Because the above picture is the current half bath. Not only is it small its also located in the kitchen. Bathrooms and kitchens are what sell houses so its important that they’re spacious and attractive. This half bath didn’t meet the cut. It’s just taking up space in otherwise large kitchen.

The tear out has been completed in the kitchen. Our crews are currently wrapping up 444 Dartmouth once they finish that project they will come down to this house and start working on the plumbing and electric.

This is the upstairs bathroom. On this side will be the bathtub.

Here’s a rare one. I think these lights in the bathroom could actually stay. Seriously they look almost new. That’s if we can find the one that’s missing. I think they broke it during the tear out.
