Progress On 1010 W 70th (Project Brookside) Pt 2

Our crews had to pull off of this home renovation to wrap up the remodel at 424 Dartmouth. Our crews were on this house for a grand total of three days last week but in those three days they got a lot done. According to our head contractor the crews will make up the days they missed on this job next weekend.

This is a shot of the living room. This house will have about 40 different paint colors. Looks like this very attractive light blue is going to be one of them.

This is a shot of the new flooring in the master bathroom. Just last week there was a huge hole here. This is going to be one large master bathroom.

At this stage its hard to believe that in just a few weeks this is going to be a beautiful master bedroom.

Our crews are some of the fastest remodelers in the city. Even with taking 2 days off of the job to wrap up our renovation on 424 Dartmouth they are still well on pace for an April completion.

Progress On 424 Dartmouth Pt4 (Project Brookside)

We’re about two weeks away from the completion of the renovation at 424 Dartmouth. I stopped by the property on Saturday after taking a look at few houses in North Kansas City. While I was out there I met the neighbors just down the street at 416 Dartmouth who’ve been watching our renovations on the vizionkc blog.

This is a picture of the living room as you can see most of the interior paint has been completed and the new windows have been installed. Even with the addition of the half bath this is still a large living room.

This is already becoming a very cozy sitting are just off of the living room.

The tile floors have already been installed in the kitchens and the bathrooms. As you can see from this picture the electric work has been completed. Cabinets should go in sometime next week.

This is another shot of the kitchen from a different angle. Looks like the fridge that used to be in this kitchen was finally removed. I wonder where it went.

This is the corner of the house of the living room I told you to watch. Looks like the half bath is nearly finished.

We are in our final week of renovation on 444 Dartmouth aka the longest renovation so far this year. For those of you who have patiently waiting this projects competition rest assured your patience will be well rewarded.

Winter is the toughest time of year to do home renovations. This has been especially true this year since the weather has been more random than usual. For example on Wednesday it was 30 degrees, Thursday it was 70, Friday it snowed and today its 9 degrees. In order for us to paint the exterior of a house we need the temperate to be at least 40 degrees for a couple days. As you can see that is something we just can’t count on during the winter. If any executives from Flip This House are reading this post I would recommend doing a show on us during the summer.

The interior of the house is about 90% competed. As you can see from this picture the hardwood floors have already been refinished. You can’t even tell where the new floor begins and the old floor ends.

Here’s the kitchen. Just look at all that wonderful cabinet space. The new granite counters tops have been ordered but will not be installed until next week. Our interior designer calls the color of this new granite “Uba Tuba” have you ever heard of it?

Where I’m standing is going to be a balcony area off of the master bedroom. When its warmer this area will be framed in similar to how we did on the house 425 W 70th. Right behind this house is the detached 2 car garage. This is really are our ace in the hole on this flip as most homes in this area only have a 1 car garage. As you can see it still needs to get painted but the new garage doors have been installed.

This is a shot of what will be the screened in patio. Like most of the exterior work this is also contingent on weather. Right above this screened in patio is the balcony off of the master bedroom.

Depending on how things go with the weather we should be ready to list this house the first week of February.

This is shaping up to be one of my favorite home renovations. Seeing this project come together has been truly amazing. That’s a lot for me to say considering I’ve witnessed dozens of home renovations with Vizion including the amazing transformation of James A Reed but that’s another story.

Working with an interior designer has made my life a lot easier. No more stressing about light fixtures or paint colors she’s got it. I love the color of the walls in this house. As you can see most of the interior paint has been finished and most of the light fixtures have been installed. 90% of the times I’ve seen this house this room has been full of junk or tools. Seeing it clear like this reminds me of how large and spacious this room really is.

This the dining room. Notice the new hardwood floors have already been installed. This house is really starting to come together.

Here’s the kitchen. It looks bigger almost every time I see it. I love how bright this kitchen is and look at all those electric outlets. Right below those outlets is where the new solid surface granite counters will be. That’s a lot of counter space.

So how close are we to being finished? Here’s your answer. This is the half bath downstairs. The vanity and toilet have already been set. That’s the same vanity we used in 425 W 70th.

Remember this bathroom? Just two weeks ago there was a hole in the floor and you could see the entrance door downstairs from where I’m standing. As you can see the vanity, toilet, and tub have already been set. I hope we get some good weather next week so they can start working on the outside.

This should look familiar. That’s the walk in closet on the right and the master bathroom on the left. When we bought this house there were just two closest on this side of the master bedroom.

Earlier today I brought a potential investor over to this house in order to show him and his wife what it looks like when we’re halfway into a renovation. It’s always fun to see the reaction on peoples faces who’ve never watched a remodel take place. It’s almost like they can’t believe that in a few weeks this is going to be a beautiful home.

Exterior paint is alwasys tricky in the winter. In order to get a good coat on the house it needs to be about 40 degrees. So far this week Friday was the only day they could paint. Next week isnt looking much better 20 degrees all week. On the plus side once the neighbors see you start painting they start to have a bit more confidence that you will actually finish the job.

The kitchen is coming along great. As you can see the new tile floors have been installed and all the electric work has been completed. This kitchen looks bigger everytime I see it.

Were installing new hardwood floors in this house. The orinigal ones were so bad that they can’t be repaired. This is the first project where we’ve had to do that.

The master bathroom is nearly complete. From the looks of things they will set the vanities sometime next week. The bathroom is quite a bit larger than it looks in the picture.

The new garage doors have also been set. This is going to be a huge selling feature on this house since so few houses in this area have two car garages.

On average we buy two houses a week. But in order to buy that many we have to look at over 30 houses each day. I wish I had a video camera to show you what it’s like. Words don’t describe the experience. I do my best to capture what I can on Twitter.

Progress on 444 W Dartmouth

To the untrained eye it may look like we’ve been working on this projet for two weeks and have accomplished nothing. Trust me progress is being made by the day. Keep in mind Vizion hasn’t taken on a project this large since James A Reed.

We’ve expanded this doorway giving a more open feel between the dining room and the kitchen. This was the first thing our new interior designer suggested when started doing the home renovation. Our interior designer also did the staging on our house at 425 W 70th.

Most of the electric and drywall work has already been completed. This is going to be another big beautiful kitchen. I can’t wait to show you guys the granite color our interior designer chose for this renovation.

This is a picture of the master bathroom in process. All of this has been added to the master bedroom. When we started this renovation there was only a closet on this side of the bedroom. When we’re done there will be both a walk in closet and a master bath.

Progress On Dartmouth

Things are comming along very well at 444 Dartmouth a continuation of Progress Brookside. Keep in mind that this is one of are larger projects of the year. From the looks of the things this property won’t be ready till the end of Janurary. None the less progress is being made.

The front has been installed which I’m sure is a good sign to the neighbors of this neighborhood. This beat up old house stands out like a sore thumb is this prestigous neighborhood of upscale homes. It’s funny how neighbors start to change their attitudes towards us once the realize that we’re here to do go quality work. I think the fact that they see our crews out here working everyday really helps our image.

Inside the house is another story. Granted it already looks better than we started theres still a lot of work to be done. This is soon to be the upstairs bedrooms. Right now you can see through the floor if you look close you can actually see the front door.

The new master bathroom and walk-in closet has been framed. It’s always amazing to see our crews tranform what used to be a closet into a full bathroom.

Now that all the tearout has been completed next week will be devoted to electric and plumbing work.
